There is an initial set-up fee of $50.00. This includes initial and follow-up inspections of your property, preparation of file and paperwork, a meeting to discuss specifics of the home and an inventory of the articles in the home.

FULL TIME MANAGEMENT:
Monthly charge of $50.00 or 12% of rent, whichever is greater, and 1/2 the first months rent for finders fee. Rent is paid to Ribbon Investment Firm. For this fee, we will:

  • Pay for advertising (local newspapers, internet and public at large).
  • Screen renters, verify references and qualifications to pay.
  • Prepare a rental agreement in accordance with Landlord/Tenant Laws and with specifications to meet owner’s needs.
  • Inform the owner of any cleaning/maintenance work required to ready home for renter.
  • Assist the owner in arranging any cleaning/maintenance, charged to owner at cost. (Housekeeping and maintenance through our firm is $25.00 per hour).
  • Receive payments, deposited into Client’s Trust Account.
  • Prepare and send a monthly statement of the account, together with rental income.
  • Be available for emergencies 24 hours a day.
  • Assist with Landlord/Tenant Laws as necessary.
  • Assist owner with making an inventory list for furnished homes ($20 per hour charge).

We ask the owner to retain $100.00 in Client’s Trust account in Full Time Management contracts for maintenance and emergency repairs.

FINDER’S FEE ONLY:

  • Pay for advertising (local newspapers, internet, and public at large).
  • Screen renters, verify references and qualifications to pay.
  • Prepare a rental agreement in accordance with Landlord/Tenant Laws and with specifications to meet owner’s needs.
  • Inform the owner of any cleaning/maintenance work required to ready home for renter.
  • Assist the owner in arranging any cleaning/maintenance, charged to owner at cost. (Housekeeping and maintenance through our firm is $25.00 per hour).
  • Receive initial payments and place them in Client’s Trust Account; thereafter,arrangements prepared to have renter pay directly to owner, along with any other payments.
  • Send a statement of the account, together with rental income and deposits.
  • Upon request, furnish copies of the Landlord/Tenant Laws.

Our policy for renters is to collect a security deposit that is equivalent to one months rent plus $500.00. It is owner’s option to negotiate a charge for cleaning and/or pet deposits.

NOTE: Repairs are done with the owner’s consent unless we are unable to reach the owner and it is a case of emergency.
